Estate planning is a comprehensive subject which takes into consideration numerous variables, some of which are very important for some clients but are not important for others.  Family history and composition, wealth and asset allocation, sources of income, expenses, residence and domicile, general health considerations of the cleint and family members, religious preferences, occupation, and the client's personal preferences are all important considerations.  Estate planning can be done in a "team" of qualified professionals, each taking his or her own part - lawyer, accountant, financial advisor, and insurance broker can be part of such a "team."  Many lawyers will start the process with a questionnaire.

These two things should have little to do with each other. The title is determined through probate. The title would be subject to any loan, penalties or interest that would apply. But you would own the home, regardless.
