In Colorado the name on a deed to real estate does not control what happens in a divorce unless he owned the house before you were married. At the very least, the increase in value of the property during the marriage is marital property; in 27 years that is probably a substantial increase, but the existence of loans secured by the property will affect the real value subject to division in divorce. There are no simple, fixed rules for dividing marital property but from the minimal information you provided you should be able to expect some monetary compensation for your interest in the house.

It does not matter if he was cheating. Arizona is a no fault state. While the new girlfriend may claim she will be the mother, the reality is that you will likely have to share joint custody with the Father. That means, you will have to make major educational and medical decisions together. If however you have written evidence from the girlfriend claiming she will be the "mom", then that could help to show that the Father has no intention of trying to coparent with you and provide evidence to support seeking sole legal custody of the child. The court will also determine what kind of visitation schedule should be followed; nursing can be a factor to request adjusting the visitation but you could also be asked to pump. I would suggest talking to an attorney for more information.

Never having sexual intercourse in a marriage is a ground for annulment, which means the marriage would be voided as if it never existed. This would mean you would receive no property. Generally, an annulment request occurs early in a marriage so the lack of division of property is not relevant. You did not say how long you've been married.
