The parking lot owner of the parking lot or business that used the parking lot may be responsible for your injuries if you can prove that they were negligent. In a case like yours it sounds like you would have an argument based on the fact that the parking lot was dark. I think that you should contact an injury attorney to discuss the specific facts of your case. The sooner you do that the better off you are. The attorney is going to want to have an investigator go to area of the fall to document what you tripped over and the lack of lighting

I cannot answer the second question without doing some legal research. I only answer questions on this forum that I can answer "off the top of my head". However, I can give a partial answer. The property owners are probably not liable for the carpenter's injuries. He willingly encountered a known hazard. However, if there was some hidden danger that the property owners or the club should have known about and should have warned the carpenter about, then they could be liable. The reason is that owners and operators of property have a duty to either fix known safety hazards or warn individuals who are invited onto the property about the hazard. For example, I once worked on a case where a homeowner hired a builder to remodel or fix his deck. The homeowner had placed boards on the deck without nailing them down. No one working on the deck would realize the boards were not secure. While the builder worked on the deck, the boards flipped over and he fell. We brought a case in that situation because the builder did not knowingly proceed into that dangerous situation. The homeowner could have and should have pointed out that the boards were not nailed down. Regarding the skier, the question is the liability of an unincorporated association for the acts of its members committed in the course of association activities. Members of an unincorporated association are liable for employees' actions under a legal doctrine known as respondent superior. I do not know if respondent superior liability applies to negligent acts of association (club) members that injure third parties. I think it is likely that club members can be held liable for negligent acts of members who in the course of club activities injure third parties. You can wait to see if a claim is filed, or hire a lawyer to research this issue and give you a formal opinion.
