Most personal injury attorneys would not advise you to sign such a blanket release. You would be best advised to visit a local personal injury attorney with every scrap of paper that has anything to do with the injury, treatment, insurance claim, etc., and get his or her take on the matter. Even if you have to pay for the consultation, it could be money well spent, as you sound like you need protection. Insurance companies are in the business of making money, not paying it if they can help it. They want all your medical records for a reason. The simple answer is that the injured party could sue both of you. However, ultimately the responsible party will be the one who is in charge of maintaining the area where the person fell. In addition, the injured plaintiff must be successful showing there was a defect or hazard in that area (through the wrongdoing or negligence of the entity in charge) which caused his/her fall.
