I wouldn't have to look at all of the details, but it would appear you should be able to compel her to provide the deed if that is what was called for under the trust. If she refuses you will have to engage an attorney and take her to court.

You can always go to the recorder's office and find out how the property is titled. If your name is on it as a joint tenant, then the house will go to you. If it is not, then it depends on whether your father prepared a will leaving it to you. You have no right to see the will before he is dead. You also have no right to see the power of attorney.

If the person who signed the documents is still living the POA is effective. If the person who signed the documents is deceased, the will is the controlling document. If the persons are 2 different people, the living or deceased status controls who is in charge.
