Is there anyway to secure a loan from wife to husband and still obtain a refinance in husband's name?

Wife can probably use a deed of trust to secure the loan to her, but this will likely prevent the refinance; it appears that husband does not qualify to refinance with the loan being in excess of the equity. This is why the mortgage broker wants the wife to say she has no interest, or at the very least subordinate her interest to theirs.
