Most likely you can't convey clear title to the property - not till the bond conditions are satisfied or you can find buyer willing to take that risk.

The Federal Estate Tax would only apply if your aunt's estate exceeded $5 Million. The easiest way for your aunt to transfer the house to you would be by a beneficiary deed which would take place on her death. Technically, the IRS could file a tax lien against the house but it's unlikely that they would take the home if it was your only residence. Any estate administration expenses should be paid out of the estate to the extent there are funds. Administration expenses would include court costs and any attorney fees and any taxes (these would be income taxes).
