Your mother has a right to designate in a will who will get her personal property upon her death. She can split the property as desired among heirs or beneficiaries. Also, she has a right to gift personal belongings now. If she lacks capacity or someone is unduly influencing her to make decisions about gifting or bequeathing her property, that could be an issue of a dispute. In these situations, it is best for testators to put their wishes in writing in a will. If later it is determined the testator did not have the capacity to execute the will or was unduly influenced, then that would be a subject of an estate dispute. If the deed says that they were joint tenants with right of survivorship, then the whole property would go to your uncle (because he is the only surviving person named in the deed). If the deed says they were tenants-in-common, then you will need a probate court to distribute the property. You have to look at your grandmother's will and your father's will (and other estate planning documents) to see how the property should be distributed. This distribution could be complicated, so you may want to consult with an attorney.

To show that your father does not have legal capacity to make a Will, have him examined by a neurologist or other physician who completes a Physician's Certificate of Medical Examination or equivalent NYS document.  Note that some people in the early stages do have capacity to create a Will:  a statement that someone suffers from dementia or Alzheimer's is insufficient.  Note also that your father is under no obligation to tell any or all of his children what he is doing.
