No you do not automatically get one-half. This will be an accounting procedure to determine the 2-interests in the property. Your husband would get the equity before marriage and you would get a portion of increased equity. This can be a very complex accounting depending on many factors, far to lengthy for a short answer like here. When you are dealing with fragile economic issues in court, competent legal representation should always be sought, as the subject matter of the litigation is so very important. One mistake here could cause the biggest adverse consequence of your life!

You are wise not to sign any "waiver" without understanding what effects it would have. As to what you should do: bite the bullet and go pay a good (not just any) divorce lawyer for an hour or so of consultation to learn about the divorce process, your legal rights, and how best to protect them. I know nobody wants to spend money on an attorney, but in a situation like yours, it's some of the best money you will ever spend.

If you do agree not to file a Response be sure to get an agreement from your spouse in writing that s/he will not file a default against you without giving you at lease two weeks advanced written notice. The case will go faster if the two of you cooperate, promptly prepare and serve your disclosure documents, and reach an agreement. That is really the only way to make the case go more quickly.
