If you have claims against the mortgage company, you need to list them as assets. If you don't, you may be stopped from proceeding against them. Also, unless you can protect this potential asset in your bankruptcy, the trustee has a right to step into your shoes and go after the mortgage company. Claims, potential lawsuits, etc., are assets.

That is a complex question. You must first review your promissory note to see if the loan may be assumed. Morally. Grant bargain and sale deed or quitclaim deed is used, not a bill of sale. You should use a title company in Nevada to assist you. If you still have questions seek legal counsel.
