Despite paying over $10,000 in legal fees, Mr. Holly failed to advise us about critical environmental liabilities that follow title holders or recommend necessary environmental inspections that could have protected us from substantial liability. This oversight nearly exposed us to significant financial risk. When asked about potential liabilities we might face as involuntary title holders, Mr. Holly never mentioned environmental concerns—information we later had to learn from our real estate broker. He also misrepresented our contractual rights regarding the deposit recovery when a sale fell through, recommending a 75/25 split despite contractual provisions supporting full recovery.
