Leonard Nathanson focuses his practice on real estate transactions and management, and construction and development.
Leonard represents owners, developers, and operators of industrial, commercial, retail, and residential real estate, located both inside and outside of New York, including hotels, shopping centers, office buildings, apartment houses and garden complexes, cooperative apartments, condominium units, and single family homes, in all transactional real estate matters with respect to sales, acquisitions, mortgage financing, construction, syndication, conversions to cooperative and condominium ownership, and real estate related litigation.
Leonard also represents both lenders and borrowers in conjunction with most aspects of lending and financing transactions, including construction lending, conventional permanent loan financing, credit line financing, revolving lines of credit, and more complicated long-term lending involving mortgage participation, shared appreciation mortgages, and wraparound mortgage financing. He has also represented owners of major office buildings, retail outlets, restaurants, garages, and shopping center developers and tenants in sophisticated leasing transactions, including representation in lease negotiations for New York City office space and major lease transactions outside the New York area.
Leonard represents cooperative and condominium associations in general matters and with respect to negotiating and drafting mortgage refinancing documents, advice as to tax laws, negotiation and drafting of leasing arrangements, bylaws and proprietary lease provisions, legal update services for boards of directors or boards of managers, landlord/tenant eviction, and shareholder disputes.
