I use Ferd Niemann in facilitating the purchase of Manufacturing Housing Communities MHCs. The advantage Ferd gives me is that he has purchased, operated and sold numerous MHCs. In addition to the acquisition documents he provides (Letter of Intent and Purchase and Sale Agreement) he reviews the title reports and advises on surveys and other closing issues. Once the property has been purchased Ferd provides advice and documents for leases, options to purchase homes in the property, eviction advice and other operational advice. When it comes time for advice on acquisition and long term agency debt I look to him. Ferd is very responsive! The last transaction we had I had to ask the Seller why is it that Ferd can have something ready in 5 hours and his attorney takes 5 days to respond???
