I. Land Use and Zoning Proceedings.

Billy represents property owners, developers, small businesses and corporations in obtaining municipal approvals for simple and complex land development projects. He regularly appears before municipal boards on behalf of individual and corporate clients in connection with zoning and site plan approvals, real estate development projects, and related matters. II. Commercial Real Estate Transactions. Billy has significant experience in commercial real estate sales and acquisitions. In addition to preparation and negotiations of purchase and sale contracts, Billy works with property owners, developers, engineers, and experts on all aspects of a deal, including due diligence review, title examination, and closing. Billy also represents both owners and tenants on all types of leases, subleases, and ground leases. III. Small Business. Billy also practices in the area of small business, regularly preparing company agreements, articles of incorporation, bylaws, operating agreements, and asset purchase agreements. IV. Litigation. Billy began his career in litigation before joining Germano & Cahill, P.C. He was an associate of the Law Offices of Frederick K. Brewington, a recognized Civil Rights litigation firm. He handled cases, many of which were highly publicized, involving local government regulation in a variety of local, state, and federal forums pertaining to the federal and state constitutions. More recently, he handles litigation matters in connection with his other areas of practice, often resolving disputes in effort to reduce litigation fees, close a transaction, and cure code violations. V. Estate Planning and Probate. Billy assists individual clients in developing appropriate estate plans, which may include preparing wills or trust-based plans, powers of attorney, healthcare proxies, and living wills. Billy also represents clients during often difficult times with probate, administration, and inventory of estates. He has been appointed by the Surrogate’s Court to act as an attorney-fiduciary for estate administration.
