I had an excellent experience working with Joe Scanlon during the purchase of my first home. As a first-time buyer, there were so many things I didn’t know, and he patiently explained every step of the process and walked me through it with clarity and care. Joe’s expertise was obvious from the start. Joe conducted a very thorough review of the contract, identified discrepancies I would have completely missed, and his knowledge—especially around tax-related considerations—was truly on point. Initially Mr. Scanlon impressed me, noticing an insurance discrepancy. After we closed, however, my new neighbors informed me that the Sellers and they were each supposed to have $2800 in the building reserve. My neighbors went to great lengths to document HOA meetings and minutes. The Sellers promised to bring their half of the reserve up to $2800 (they had failed to pay their HOA fees several months) and to transfer this balance to me, which would cover my unit’s reserve for the building. When I brought this to the attention of Mr. Scanlon, after I paid him, he was dismissive and irritated, insisting that there was no reserve, but seemed perfectly content with the fact that he never bothered to mention to me that that there was no reserve.
Non-responsive and unreasonable. I was on the other side of the transaction with this attorney and he was literally trying to kill the deal while the buyer, buyers Realtor, seller, seller's realtor and seller's attorney were all trying to close the deal. The transaction got delayed by 3 weeks because of lack of responsiveness from the attorney and the deal almost fell through. He even had the audacity to reneg on already negotiated terms by sneaking a previous version of the paper for signature. The Seller had to point out the obvious and things were not resolved until the closing day... Worst real estate transaction ever because of this one party
He would never return a call or an email. Awful service. I am pursuing my case without him at this point. Extremely unhappy.
