If this is in Michigan, you should not need to probate the Will. There are a number of small estate proceedings that are available in Michigan. Some of these do not involve probate at all. I charge $250-450, depending on the procedure that is needed.

Probably none, but in a creditor claim for half the value property increased in value the last 5 yrs; you will probably have to follow up with a lawsuit in probate court to enforce your claim; must be filed within a year, not after. Get yourself a probate litigation lawyer.

The deed made the house your brother's property. This voided the stepup in basis that was available and if the property appreciated in your Mother's hands, then you have taxes to deal with.
