Well, a Will is actually a public record that anyone can read and get a copy of. The county where she died as a NV resident is where her Will is filed. If you have her date of death, a death certificate and some identification that you are her daughter, they should be able to provide you a copy of the Will. Also, if the deed listed your sister and sister as joint tenants or gave them ownership of the house but gave you a "life estate" to live in the house, then you have rights to live there. As to the car, the DMV title will tell you the owner. If you mother listed another person as co-owner with her or to receive the car at her death, then you have no right to the car. BUT if the car was left in your mother's name as only owner, then the WILL should identify who gets the car or other items. My advice is go to the county probate court where she died with a death certificate or her date of death and see if they can help you start there.

Up to $250,000 of the gain from the sale of single person's principal residence is tax-free. For certain married couples filing a joint return, the maximum amount of tax-free gain doubles to $500,000. The exclusion has a detailed set of rules for qualification. Besides the $250,000/$500,000 dollar limitation, the seller must have owned and used the home as his or her principal residence for at least two years out of the five years before the sale or exchange. In most cases, sellers can only take advantage of the provision once during a two-year period. There are other rules that apply if the property was converted to rental property, or investment property; if filing jointly and the one of persons recently used the exemption; if another residence was claimed for the exemption within the five year period
