Does a trust go into probate if it is just a transfer of stocks?

A probate is often required when property is transferred pursuant to the terms of a will. If the property is already in a trust, and the property simply needs to be transferred from a trust to the beneficiary, then probate is generally not required. I suggest that you speak with the estate planning or probate lawyer of your choice for more information.

Someone would need to review your contract. It sounds like you may not qualify for financing under the terms you agreed to, so that may be a way out.
