Please do yourself a favor, and obtain legal counsel, experienced with real estate contracts and leases of mineral rights, to represent you, so you do not give any property rights away, and you obtain a fair price, for the rights being sought by third parties. Sounds like the broker is doing you no favors. An ounce of prevention is cheaper than a pound of cure.
