How do you shut off accounts that are in your spouse's name if they become incapacitated?

It depends on how the accounts are set up and whether or not you have estate planning documents in place. If you have a power of attorney in place, you would simply provide a copy of that to whoever you need to deal with and that should take care of everything. If you do not have a POA in place, hopefully, whoever you need to deal with will agree to work with you. If they do not, you may need to petition the probate court to become your wife's guardian and conservator. That is an expensive prospect and it is a major hassle, as well.

Your question is a bit unclear. I assume you are the buyer of real property on land contract and you have three years until a balloon payment is due to terminate the land contract.The seller of the property was a woman that recently passed. She was married. The land contract continues as before and whomever is her heir gets her interest in the land contract subject to your rights as buyer. Her heirs have the legal duty to provide you with a clear title once you make your balloon payment at the end so they have to continue to pay the underlying mortgage.

Once your mom died, her assets belonged to her heirs. You can't make a will for someone after they die. Your father may have been the heir (I don't know all the facts) but if his will is valid, he can dispose of his property any way he chooses.
