You cannot sell it. You should not drive it unless you are put on the insurance. It sounds like you are a minor(not 18). You will need the assistance of an adult to help get a conservatorship to handle your mother's affairs.

The labels you refer to are only that, labels, with no real meaning. If you set up an irrevocable trust, and it is funded by life insurance, that's an Irrevocable Trust Funded by Life Insurance. The terms of the trust matter. Please do this as part of a general estate plan, with a good lawyer. Getting something off the internet is going to cost your child more in the long run.

It is not illegal, however, the house belongs to the estate. It should generate money for the estate. You could live there but the representative may want to sell it and thinking a tenant makes the sale difficult. If you live there you would owe rent but it could be deducted from your share when it is sold.
