It appears that the quit claim deed was executed after the will was signed by your mom and is a valid conveyance. As long as the transaction occurred in good faith between your mother and the grantee to the quit claim deed, he or she has a valid claim to the real property. If you've paid off the mortgage, you can issue a deed. If you haven't paid it off yet, you can get written permission from the bank first, and then issue a deed. A title company or law office should be able to do this inexpensively.

If you are the beneficiary, then the life insurance proceeds are yours. As long as you did not guarantee the debt, you should be okay.
