Possibly. It is likely that your contract only calls for you to keep their deposit, however, and not to specifically sue for performance. If there is a problem turned up by the inspection, you may not even be able to keep the deposit. A faulty inspection would give them the right to back out of the deal. So you may have a case and you may not.

I am not sure I understand your question about the envelope. But I can say that an unsigned will is not a valid will. It would not control how the estate's assets are distributed.
