Why not make copies? You don't have to give her photos until a court orders you to do it but it in these days of scanning and digital color copies, it seems silly to make a big point out of this.

Yes, the will is probably valid. However, if the malpractice suit claims that she was tricked or coerced into signing the will, a court might find that it is invalid.

Did you lodge the will with the Court 3 years ago? It does not sound like it. You will need to probate the estate without the will if you cannot locate it and did not lodge it. Or you must file a special motion with regard to the house but absent the will, the estate will go to probate to transfer the property which will then transfer the taxes.
