A quit claim deed is easier to do. You will transfer it from yourself as trustee, to yourself as an individual.

Assuming your father-in-law is dead and he owns the property with his mother having a life estate, upon her death it reverts to him. If he is dead and has no Will it goes to his intestate heirs through probate. The intestate heirs are determined by State law. In Nevada, assuming no surviving spouse it goes to the closest surviving relatives. Children, parents, grandchildren, siblings, etc. Speak to a probate attorney where the real property is located for specifics.
