On property donation, can a notary public type and sign papers without putting a seal on it and is there a statue of limitation to contest it?

Failure to attach an image of a notary publics seal on a notarized document is sufficient to nullify the action of the notary in many states. If thats the case in your state and the law requires that the document be notarized, the document would not be valid.

You need to provide more information. Is one of the beneficiaries currently an owner of the property? Or is the property in an estate or trust? Are you the personal representative or trustee? If so, then you may be able to have him evicted. You will need an attorney to make sure it is handled properly.

How do I prove my father is not of sound mind to make his own decisions?

You will need to get a conservatorship. This will be rough, and it may upset your dad further, but if you and he have had a good relationship and he out of the blue fires you, it sounds like he is being influenced. Even if it is a limited conservatorship such that he retains a lot of rights, and especially rights over his money, you should be able to get one pretty easily. It will put the issue on the radar screen and anything they try to do will be suspect. See an attorney ASAP. DOCUMENT EVERYTHING.
