It sounds like the pension from the part-time job is a missed asset. If the ex finds out about it, she could go to court to get half. You need to see whether the part-time pension was awarded to him in the divorce. if it was, it's his.

Your divorce should have addressed this. Yes, if the house was given to you in the divorce you can refi (you should have been ordered to do so) and she/he will need to sign a quit claim deed as part of the process (this too should have been in the property settlement/decree.

Who ever was awarded the housed in the divorce property settlement should be the owner. If the residence was not divided, then you each retain an interest in any rents equivalent to your respective interests in the property.
