If you buy her out, at whatever price, and she signs off on the deed and the mortgage, she cannot come back to you later and look for more money.  You were not married, and do not have to get divorced, therefore you can make what ever deal you want, and she cannot challenge that later.

Its not a conflict of interest, because your sister in law is not an attorney, but its probably not a good idea.  It is only going to lead to problems because she obviously knows things about both of you that a lawyer would normally not know.  A conflict of interest for an attorney only occurs when the attorney has represented one of the parties before.  So if the attorney your husband is using has represented both you and your husband before, for example in purchasing real estate, doing your will, or anything else, then that attorney cannot now represent your husband in the divorce.
