Paul and Joanne have handled close to 15 closings for me. I cannot imagine doing my job without them. I can always count on Paul to handle things professionally and quickly. Paul and Joanne make me feel like family. 10 stars!
We hired Mr. Sant'Ambrogio to settle an estate. We are out of state and had to depend on an attorney that we did not know. He is knowledgeable, responsive and professional. His legal assistant is also very helpful and quick to respond. We made a good choice in engaging Paul.

We hired Paul on a recommendation from my then real estate agent some time ago. Basically, he did very little as far as handling the actual transaction and instead handed the entire process off to Joanne (his paralegal). I didn't have a problem with this since she was way more pleasant to interact with. As far as negotiating terms with the seller's attorney, he did even less. To the point that I had to reach out to the seller's attorney for updates. Approaching our closing date, I explained to him several times that my wife's name was misspelt. He said he would make the corrections. After bringing this up again during our closing the same errors appeared to which he said that he would "handle it." I had to go back to the title company myself to have the corrections made (as we are planning to sell our home soon). Paul was not courteous and did not pay attention to details. Hopefully, he's gotten better these past few years. I wouldn't hire him again, sorry to say.
If you want someone who will provide necessary paperwork. Be responsive to communication, and go through the motions. Paul is your guy. Should one thing not go as you planned. I would not recommend Paul. He was rude to his clients, refused to advocate on our behalf, and basically anything both the buyer of our home and seller of our new home wanted they got. Do yourselves a favor. Find someone who may actually advocate on your behalf. Not Paul.
