Chapter 7 is a one-time discharge of all your debts. Chapter 13 is a repayment plan over 3 years. You can only do the Chapter 7 if you qualify under the "means test" (earn less than the median income for your region). You can only do the Chapter 13 if you have regular income to fund a plan. Tactically you would use a Chapter 13 to save a house, for instance, if you were behind, which you cannot do in a Chapter 7.

You have to execute a deed to the other owner. You cannot change the names on the loan without the mortgage company's approval. You will need the services of an attorney.
