Land Development and Construction
Several of our clients are developers of condominiums (whole-ownership and timeshare), resorts, planned communities and shopping centers. For these developments, we prepare condominium declarations, sales and leasing documents, disclosure documents, association governing documents, and agreements relating to the use of amenities and shared facilities. We sometimes prepare or review construction contracts.
Transactions
We provide legal advice to businesses and individuals who are buying, selling, leasing or lending on residential and commercial real estate. Several real estate brokers and title companies recommend us to their clients as problem solvers. Because we are transaction-oriented, we are accustomed to providing quick service in the preparation and review of purchase contracts, deeds of trust, well agreements, easements, road agreements, and other documents needed to help a deal to close on time.
Litigation
Real estate litigation is a growing aspect of our practice. We are experienced in going to court to clear land titles and resolve disputes. We also represent landlords and tenants, primarily with regard to commercial properties. We have worked on many troubled bond issues, representing bond trustees, lenders, and property owners.
Community Associations
We represent a variety of associations of homeowners and condominium unit owners. For these clients, our services include assistance with interpreting governing documents, budgeting, elections, covenant enforcement and collections. We encourage these clients to take advantage of the assistance offered by the Community Associations Institute.
Business Law
This category includes business planning for clients in real estate and other businesses. For business planning, we prefer to work as part of team, with insurance advisors, lenders, and CPAs.
