FAQ about Title Insurance

What is title insurance?
It is a contract to protect an owner against losses as a result
of defects in the title to real estate owned.

Why buy title insurance?
A lender protects its investment by requiring title insurance
policy to guarantee the quality of the property's title. Title
Insurance also protects your investment.

What is a title search?
A title search is detailed examination of the historical records
of a property. The purpose is to verify seller's right to transfer
ownership and dicover any liens, judgments and special assessments.

How long does my coverage last?
For as long as you retain an interest in the property.

I am refinancing, why do I have to purchase title insurance again?
Because your title insurance policy becomes void when the original lender is paid off.
Title insurance policies are not transfareble.

Do I have to close with a specific title company?
No. You should be given a choice of at least three companies
to choose from. A consumer can also select a company on its own.

What do I need to provide with my title order?
The financial institution will require among other documents, a copy of thefully executed contract, information regarding loan payoff, and contact numbers for homeowner's or condo associations.
