Dawn M. Tancredi is a seasoned zoning and land use attorney with deep knowledge of the Philadelphia community. She focuses her practice on real estate law including zoning and land use, complex real estate transactions, real property taxes, municipal code enforcement, eminent domain and litigation. Ms. Tancredi has experience preparing real estate documents including condominium documents, leases and agreements of sale. She is also a frequent lecturer and author on zoning and land use law.

Her recent representations include:

•Obtaining zoning approvals for largest Buddhist monastery on East coast. Three acre site in Philadelphia included approvals for five buildings for religious worship, dormitories and crematory.

•Testifying before City Council regarding the process of obtaining a demolition permit under the new regulations for the city's case study of the Armory, a 4-story, 32,000-square-foot building.

•Arguing to the Court of Common Pleas that the Board of Revision of Taxes should have accepted a late application for a market value appeal as though it were timely filed, saving the taxpayer more than $50,000.

•Drafting and reviewing transactional documents for complex deals involving multiple properties and reverse 1031 exchanges.

•Assisting client in obtaining 10-year extension of KOEZ status of property.

Ms. Tancredi is accredited by the U.S. Green Building Council as a Leadership in Energy and Environmental Design Green Associate, or LEED GA, which certifies her as having knowledge about Green Building requirements, many of which have been incorporated into the new zoning code.

Ms. Tancredi was recognized by Pennsylvania Super Lawyers as a 2014 and 2013 Pennsylvania Rising Star - which recognizes the top 2.5% of up-and-coming lawyers in Philadelphia.

In addition to her practice, Ms. Tancredi volunteers her time handling pro bono matters for people throughout Philadelphia that otherwise would not be able to afford representation. For example, she helped a grandmother obtain custody of her grandchildren so that she could enroll them in school and provide medical treatment; and she helped a family facing mortgage foreclosure to stay in their home.

Prior to joining the firm, Ms. Tancredi was a shareholder at another Philadelphia law firm. Prior to that, she was a successful solo practitioner. Ms. Tancredi began her career clerking in the Philadelphia Court of Common Pleas. While in law school, she served as the note/comment editor of The Temple Political and Civil Rights Law Review.

The Reviewers
