We routinely deal with acquisition, subdivision, land use and entitlement issues, the financing, development, construction and disposition of subdivided and unsubdivided residential development land as well as improved and unimproved commercial, industrial and retail properties of all types (e.g. apartment buildings, shopping centers, warehouse, industrial and office properties). We regularly provide advice and service in obtaining, negotiating and documenting acquisition, development, construction, conduit, mezzanine and permanent loans. We have formed hundreds of corporations ("C" and "sub-S"), partnerships (general and limited) and limited liability companies for acquisition, development, sale and/or operation of undeveloped land and existing properties. We structure, negotiate and draft a wide variety of leases including shopping centers, office buildings, industrial and apartment properties, representing both landlords and tenants. As referenced above we have negotiated and documented hundreds of substantial loans and regularly provide loan options, as required by the lending community. We have structured, documented and closed numerous IRC 1031 simultaneous and non-simultaneous deferred property exchanges.

 

We represent residential master plan developers, merchant builders, small subdividers, commercial and industrial development companies, high net worth individuals and institutions with retail, commercial and industrial real property holdings, as well as landlords, tenants, the real estate and mortgage brokerage, property management and escrow community and contractors, subcontractors and others involved in the construction business.
