Hartman, Ule, Rose & Ratner, LLP is a six member law firm which was formed in 1982. We are thoroughly conversant in New York cooperative and condominium law, landlord-tenant law, and a number of other aspects of real estate law. Our clients include numerous cooperative and condominium boards, tenant groups, small businesses, a major labor union which we represent in its real estate matters, as well as individual tenants and shareholders. The firm does both transactional work and litigation. Our partners are skilled and seasoned litigators, who have successfully handled cases in all the areas of law mentioned above. Dennis Natural Mini-Meals v. 91 Fifth Avenue Corp. Appellate Division, First Department.
We represented a restaurant tenant who recovered $2.2 million from its landlord after a judgment of eviction was reversed.
Minjak Co. v. Randolph, Appellate Division, First Department.
In this landmark decision, the right of tenant to recover based upon a partial constructive eviction was established.
300 West 108 Owners v. Liberty Mutual, Supreme Court, New York County.
When this cooperative building was severely damaged by fire, we commenced an action against a recalcitrant insurance carrier which resulted in the payment of $23.5 million to restore the building.
Mitchell v. Century Apartments Inc., Supreme Court, New York County.
In this action, we represented a condominium owner against the cooperative board and others who had caused physical damage to his unit and achieved a settlement of $670,000.
Laufer v. Columbus W. 82 Apartments Corp., Appellate Division, Second Department.
In this lengthy and bitter dispute, we represented the cooperative board against the sponsor in litigation relating to the non-payment of maintenance and other issues. This objectionable sponsor eventually was forced to sell his apartments. |
